Omnibus public hearing tonight

Langford Council is having a public hearing tonight on an “omnibus” package of amendments to the zoning bylaw tonight. These occur occasionally when there are a series of amendments to the zoning bylaw for discussion, and rather than separate bylaws and public hearings for each they consider them as a package. Here is the summary of proposed amendments provided with the agenda:

    a) Including “Police services, fire services or ambulance services” within the list of uses permitted in any zone;
    b) Amending the maximum building footprint and gross floor area of a secondary suite in an accessory building on various size lots;
    c) Amending various sections to ensure that where garages face an exterior lot line that the setback is a minimum 5.8 m (19 ft) to the front face of the garage door;
    d) Adding “decks” to the list of features that may project by not more than 1 m (3.3 ft) into a required setback;
    e) Adding “Multi-Family Flex-Units” as a permitted use in all buildings constructed after July 1, 2009 in all zones that currently permit “apartments,” “live-work studios,” and “townhouses” as a permitted use;
    f) Adding one (1) parking space per flex unit in addition to the parking required for the principal dwelling unit;
    g) Amending the definition for “Multi-Family Flex-Unit”; and
    h) Making various changes to fix typographical errors.
